  • Average List Price: $114,921
  • Homes Sold since July 1: 6 This Year: 33
  • Average Sale Price: $35,566 This Year: $65,404
  • Average Days on the Market: Active: 275 Sold: 205
  • Average Sale Price/List Price: 81%
  • Unsold Homes Since July 1: 9
  • Average List Price of Unsold Homes: $123,715

I’ve written before about how homes that sell, sell quickly. What I’m also seeing is people wanting to live within the city limits of Mauston are searching and purchasing homes under $100,000.

I’m surprised by the sale/list price percent this time. Generally we like to see that percentage around 92%. Homes sell quicker when they’re priced accurately.

Mauston Real Estate Update: First Half 2012

This also happens to be the half way point of 2012! Wow is all I can say. Its been a whirlwind of a year. Lots going on.

  • Active Homes for Sale: 70 (including 5 new homes in the past month)
  • Average List Price: $116,794
  • Homes Sold in 2012 (so far): 26 Past Year: 40
  • Average Sale Price in 2012: $62,288 Past Year: $59,250
  • Average Days on the Market: Active: 300 Sold: 157
  • Average Sale Price/List Price: 90%
  • Unsold Homes Past Year: 83
  • Average List Price of Unsold Homes: $123,888

No doubt as you look back over previous Mauston market updates you notice a similar pattern:

Homes that sell, sell quickly.

Price it wrong and you’re guaranteeing a long painful death…or a long painful time of not selling your home.

Last time, I mentioned two reasons why a home won’t sell:

  • It’s priced too high and/or
  • The condition of the home doesn’t match the price

I’d like to add a third. And one which I’m seeing more. And that’s when the home is generally priced appropriately (or appears to be), but the layout of the home isn’t the best.

Master bedroom downstairs, kids bedrooms on main floor. Or master on main floor and kids bedrooms on lower level with the tuck-under garage.

Concessions have to be made on how your home is set up. That costs you money. No way around it.

Layout issues need to be reflected in price.

Mauston Real Estate Market Report for April 2012

  • Active Homes for Sale: 124 (including 19 new homes in the past month)
  • Average List Price: $138,365
  • Homes Sold in 2012 (so far): 12 All of 2011: 69
  • Average Sale Price in 2012: $83,821 All of 2011: $88,762
  • Average Days on the Market: Active: 280 Sold: 145
  • Average Sale Price/List Price: 87%
  • Unsold Homes Past Year: 107
  • Average List Price of Unsold Homes: $141,197

The average days on the market is inching its way up. When I last ran the numbers the average days a home was for sale in Mauston was in the 250′s.

The large difference in the average days a home was on the market for sold and active homes tells me that many homes aren’t ready to be sold.

The two most common reasons why a home will sit…and sit…are:

  • Price is too high.
  • Condition of home doesn’t match price

Lake Redstone Real Estate Update: First Quarter 2012

Single Family Lake Redstone Homes:

  • Active Homes for Sale: 39
  • Average List Price: $350,479
  • Homes Sold: 2012: 2 Since April 2011: 23
  • Average Sale Price: 2012: $202,000 Since April 2011: $192,786
  • Average Days on the Market: Active: 305 Sold: 151
  • Average Sale Price/List Price for homes sold in the past year: 92%
  • Unsold Homes since April 2011: 21
  • Average List Price of Unsold Homes: $357,252

The Numbers

When you look at the numbers for Lake Redstone waterfront homes and then compare those same numbers to Castle Rock or Lake Petenwell, one very specific, piece of data stands out–

Big list price…Little sale price.

How So?

For a couple reasons.

The average list price of active homes is $350,479, which is $70,000 greater than that of Castle Rock Lake.

But the average sale price of Lake Redstone homes in the past 12 months is a full $20,000 less than that of Castle Rock Lake.

And…

The average price of homes that went unsold in the past year is the most of any area lake. Twenty thousand more than Lake Petenwell and $35,000 more than Castle Rock Lake.

But…

And this is a big but…(it’s good news too!)

The average time it takes to sell a Lake Restone home is only 5 months! Forty days sooner than that of either of the other two.

That’s a very good sign.

Castle Rock Lake Real Estate Update: Results for 1st Quarter 2012

Castle Rock Lake remains the most cost effective of our area lakes.

And it provides you with a range of possibilities:

  • Waterfront on Castle Rock Lake (2nd largest lake in Wisconsin)
  • Lake access on an off-water lot
  • Waterfront on a man-made lake with access to the lake
  • Access to indoor waterpark facilities, tennis courts, basketball courts etc.

This provides you with options that other lakes can’t provide.

  • Active Homes for Sale: 49
  • Average List Price: $282,012
  • Homes Sold: 2012: 4 Since April 2011: 24
  • Average Sale Price: 2012: $111,725 Since April 2011: $212,604
  • Average Days on the Market: Active: 375 Sold: 196
  • Average Sale Price/List Price for homes sold in the past year: 91%
  • Unsold Homes since April 2011: 43
  • Average List Price of Unsold Homes: $323,055

The Numbers

Two very specific pieces of data stand out to me about Castle Rock Lake.

First, the number of unsold homes in the past year is more than double that of Lake Petenwell and Lake Redstone.

Second, the average list price of a home that went unsold is more than $100,000 more than the average selling price in the past calendar year.

Castle Rock Lake home values have declined the past 4 years. Last year was better, but it’s still better to be a buyer than a seller.

Lake Petenwell Waterfront Real Estate Update: Results for 1st Quarter 2012

Can you believe we’re already over a quarter of the way through 2012 already?

The snow is gone, the weather is warming, and you’re beginning to think about summer.

Where to go, what to do…

And you’re here because you want to spend Memorial Day at your new house on the lake.

This post is designed to help you decide the best location for your Wisconsin vacation home.

Today the focus is on Lake Petenwell waterfront homes. Later in the week you’ll be able to see results for Castle Rock Lake and Lake Redstone. Stay tuned.

Single Family Lake Petenwell Homes:

  • Active Homes for Sale: 31
  • Average List Price: $406,658
  • Homes Sold: 2012: 4 Since April 2011: 7
  • Average Sale Price: 2012: $213,375 Since April 2011: $284,857
  • Average Days on the Market: Active: 319 Sold: 199
  • Average Sale Price/List Price for homes sold in the past year: 90%
  • Unsold Homes since April 2011: 18
  • Average List Price of Unsold Homes: $337,327

The Numbers…

…are what you’d expect to see. Lower priced homes are selling while higher priced homes remain on the market for longer periods of time.

There are quite a few larger, more expensive homes currently for sale.

The three most expensive homes have been on the market for an average of 619 days.

What’s interesting to me is that numbers 3 and 4 (in price) are new to the market in the past couple months and I’m curious as to there fate. Will they sell in 2012 or will they continue there march towards 619…

South Central Wisconsin Absorption Rates

First quarter 2012 is already over.

Time flies when you’re having fun! And real estate has been fun the past few months. Which is good for everyone. You, me, your neighbor.

Today I thought I’d dig deeper into our real estate stats and revisit an old favorite of mine, absorption rates.

And for those who are new, or have forgotten, the absorption rate refers to how long it will take all properties currently for sale to sell if no other homes came onto the market.

Soooooooo….

I find the total number of homes that have sold in the particular area in the past year (in this case each county), divide that number by 12, which tells me how many homes have sold per month, then divide that number by the number of homes currently for sale.

And voila, you have how long it would take to sell all the homes currently on the market, or absorbed.

The number we’re shooting for is 6 months. Anything less than 6 months is referred to a ‘sellers market’ and over 6 is a ‘buyers market.’

Individual communities within each county can have a very different absorption rate. Especially when comparing rural vs. residential areas.

Adams County–27 months
Columbia County–14 months
Juneau County–26 months
Richland County–16 months
Sauk County–16 months

As you can see each county is significantly over the six month goal.

Meaning that we’re still in a buyers market. That it’s easier for a buyer to get ‘a deal’ than a seller.

Longer time on market…means more desparate sellers. At least the logic goes.

On the plus side, buyers are purchasing homes. And at a pace we haven’t seen in awhile. Stay tuned for that data.

Juneau County Home Prices

Below are two charts showing the average and median home values for Juneau County since 2007.

It’s pretty obvious when the Juneau County economy changed. But we’ve been able to hold steady since 2008.

And 2012 is shaping up to be a very successful year.

The fact that the median home value declined in 2011 showed that people are more willing to stay within a budget and that bigger is not always better, at least regarding a home purchase. And it’s also a reflection of the fact that over 15% of homes sold in 2011 were priced under $30,000.

Juneau County Real Estate Sales 2011

Periodically I’ve been updating you on area real estate market reports and I thought now would be a good time to talk about the year that was.

Below  you’ll find the number of home sold during each month in Juneau County.

Nothing too surprising about the numbers, except for the spike during December. Warm weather obviously brought more home buyers out than during a ‘normal’ year. I checked the number of sales that we’ll have during January ’12 and it’s back to around 10. So we know that December and the holidays stop people from purchasing homes, but nice weather in October and November  bring them out in droves.

Next I have the average sale price from all homes sold during 2011 in Juneau County.

You can see that the sale price was steady around the $100,000 price point throughout the year. The spike in August is due to a couple expensive homes closing. If you look at the number of homes sold you’ll notice that August was also the slowest, but had the most expensive average sale price…

Most Expensive Castle Rock Lake Homes Sold 2011

There were 21 Castle Rock Lake homes sold in 2011. Sales prices ranged from $35,000 in the Lakewood subdivision to the behemoth below that sold for $675,000. The average sale price was just over $237,000.

Eight of the 21 homes were sold in the Town of Germantown.

2011′s Most Expensive Castle Rock Lake Home Sale

W4462 Murmuring Pines Drive — Necedah, WI

Listed for $589,900 and sold for $675,000 on August 10, 2011.

This home is located in the Murmuring Pines subdivision which is located on the northern portion of Castle Rock Lake in Necedah.

This home comes with two kitchens, 100′ of private shoreline, hot tub and was on the market for 494 days. In 2007 this home sold for more than $1,000,000.

  • 6220 square feet of living space
  • 9 bedrooms/6 baths
  • Built in 2001
  • Taxes: $7545
  • Wood burning fireplace

2011′s Second Most Expensive Castle Rock Lake Home Sale

W5755 Waterstone Lane — New Lisbon, WI

Listed for $425,000 and sold for $420,000 on November 15, 2011.

Waterstone is located on the western side of Castle Rock Lake. This home is not located on the lake, but does have deeded access. Waterstone is a new development that has a sandy bottom pond, clubhouse, indoor pool, workout facility, tennis and basketball courts. This home contains a stone fireplace, cathedral ceilings and a walk-out finished basement.

  • 4 bedrooms/2.5 baths
  • Gas burning fireplace
  • Swimming Pool
  • Tennis Courts
  • Exercise Room

Summer’s Third Most Expensive Castle Rock Lake Home Sale

N7709 Half Moon Bay Drive — New Lisbon, WI

Listed for $399,900 and sold for $380,000 on September 2, 2011.

This home is located in Half Moon Bay. This home originally came on the market at $635,000 in 2008. The owners took the home off the market in 2009 and re-listed the home in March ’11 for $449,900, lowered the price in June under the $400,000 barrier and two months later had an accepted offer. The home has no Castle Rock Lake water-frontage but does have over 100′ of sandy beach on a private pond.

  • 3 bedrooms/2 baths
  • Wood burning fireplace
  • Swimming Pool
  • Tennis Courts
