  • Average Days on the Market: Active: 359 Sold: 225
  • Average Sale Price/List Price for homes sold in the past year: 91%
  • Unsold Homes since June 2012: 6
  • Average List Price of Unsold Homes: $276,575

Single Family Lake Redstone Homes:

  • Active Homes for Sale: 39
  • Average List Price: $350,479
  • Homes Sold: 2012: 2 Since April 2011: 23
  • Average Sale Price: 2012: $202,000 Since April 2011: $192,786
  • Average Days on the Market: Active: 305 Sold: 151
  • Average Sale Price/List Price for homes sold in the past year: 92%
  • Unsold Homes since April 2011: 21
  • Average List Price of Unsold Homes: $357,252

The Numbers

When you look at the numbers for Lake Redstone waterfront homes and then compare those same numbers to Castle Rock or Lake Petenwell, one very specific, piece of data stands out–

Big list price…Little sale price.

How So?

For a couple reasons.

The average list price of active homes is $350,479, which is $70,000 greater than that of Castle Rock Lake.

But the average sale price of Lake Redstone homes in the past 12 months is a full $20,000 less than that of Castle Rock Lake.

And…

The average price of homes that went unsold in the past year is the most of any area lake. Twenty thousand more than Lake Petenwell and $35,000 more than Castle Rock Lake.

But…

And this is a big but…(it’s good news too!)

The average time it takes to sell a Lake Restone home is only 5 months! Forty days sooner than that of either of the other two.

That’s a very good sign.

Castle Rock Lake remains the most cost effective of our area lakes.

And it provides you with a range of possibilities:

  • Waterfront on Castle Rock Lake (2nd largest lake in Wisconsin)
  • Lake access on an off-water lot
  • Waterfront on a man-made lake with access to the lake
  • Access to indoor waterpark facilities, tennis courts, basketball courts etc.

This provides you with options that other lakes can’t provide.

  • Average List Price: $282,012
  • Homes Sold: 2012: 4 Since April 2011: 24
  • Average Sale Price: 2012: $111,725 Since April 2011: $212,604
  • Average Days on the Market: Active: 375 Sold: 196
  • Average Sale Price/List Price for homes sold in the past year: 91%
  • Unsold Homes since April 2011: 43
  • Average List Price of Unsold Homes: $323,055

The Numbers

Two very specific pieces of data stand out to me about Castle Rock Lake.

First, the number of unsold homes in the past year is more than double that of Lake Petenwell and Lake Redstone.

Second, the average list price of a home that went unsold is more than $100,000 more than the average selling price in the past calendar year.

Castle Rock Lake home values have declined the past 4 years. Last year was better, but it’s still better to be a buyer than a seller.

Lake Petenwell Waterfront Real Estate Update: Results for 1st Quarter 2012

  • Homes Sold: 2012: 4 Since April 2011: 7
  • Average Sale Price: 2012: $213,375 Since April 2011: $284,857
  • Average Days on the Market: Active: 319 Sold: 199
  • Average Sale Price/List Price for homes sold in the past year: 90%
  • Unsold Homes since April 2011: 18
  • Average List Price of Unsold Homes: $337,327

The Numbers…

…are what you’d expect to see. Lower priced homes are selling while higher priced homes remain on the market for longer periods of time.

There are quite a few larger, more expensive homes currently for sale.

The three most expensive homes have been on the market for an average of 619 days.

What’s interesting to me is that numbers 3 and 4 (in price) are new to the market in the past couple months and I’m curious as to there fate. Will they sell in 2012 or will they continue there march towards 619…
